Helical has let 23,887 sq ft across three floors of Brettenham House, an office building on the bank of the River Thames in London, to FGS Global.

FGS Global, a strategic leadership advisory firm, will move into the space near Waterloo Bridge in January 2027 on a 10-year term. Thames Brettenham's representative described the deal as the initial letting at the building since its refurbishment.

Helical is running the project for the owner, Thames Brettenham, under a development management agreement. Under the agreement, Helical receives a profit share tied to the building's rental performance.

The refurbishment of the 128,000 sq ft 1930s Art Deco building is due to finish at the end of October. The work has remodelled the building and restored its historic facade and Art Deco features. The scheme will include five external terraces, a triple-height reception and a new entrance on Savoy Street.

Rob Sims, chief investment officer at Helical, said: "We look forward to completing the refurbishment works later this month and maintaining the leasing momentum."

Simeon Goddard, co-chief investment officer at Northview Services and representative of Thames Brettenham, said the transaction reflected the quality of Helical's work. Savills and RX advised Helical and Thames Brettenham, and BBG Real Estate London represented FGS Global.
