Housing association L&Q has opened the doors to a brand-new studio show home at its Rookery Grove development in Hendon, signalling the launch of the final collection of London Living Rent apartments. This latest phase offers North West London residents a chance to secure high-quality homes at below-market rents, amid growing demand for affordable housing options in the capital.

The apartments, comprising studios, one-bedroom, and two-bedroom layouts, are available for immediate occupation through the London Living Rent scheme. Backed by the government and funded by the Mayor of London, the initiative enables tenants to rent at discounted rates, freeing up savings for future home purchases. Participants benefit from an assured shorthold tenancy of at least three years, providing much-needed stability in London’s competitive rental market.

The newly unveiled show home highlights clever space-saving designs and luminous interiors, featuring a neutral colour scheme punctuated by vibrant accents. It serves as inspiration for prospective renters, demonstrating practical styling ideas that can be easily replicated. Every apartment at Rookery Grove includes private outdoor space—either a balcony or terrace—along with secure bicycle storage and fully integrated kitchen appliances.

Andrea Palmer, Head of Intermediate Rent at L&Q, expressed enthusiasm about the launch: “We are thrilled to have opened the doors to our studio show home at Rookery Grove, giving our customers a glimpse into life at the development. Our previous launches have been extremely popular and demand for the apartments in our final phase has already seen high levels of interest. Aside from the high-quality build and design of our apartments, what really drives people to the area is the community feel.”

With 83 households already settled under the London Living Rent scheme at Rookery Grove, the development is fostering a vibrant community atmosphere. Resident Olauria shared her experience: “I liked the idea of moving into a newbuild – they are more energy efficient than older properties and L&Q’s homes all came with integrated appliances so I wouldn’t have to worry about them breaking or buying new ones. I also needed space to work from home, and the open-plan layout of the apartments at Rookery Grove really worked for that.”

Hendon itself boasts an array of local amenities, making it an appealing spot for renters. Food enthusiasts are just a 15-minute walk from Bang Bang Oriental, hailed by The Observer’s food critic Jay Rayner as the ‘Now That’s What I Call Music’ of Asian dining. Brent Cross Shopping Centre lies a mere 10-minute drive away, with further enhancements on the horizon as part of the Brent Cross Cricklewood Regeneration Scheme—one of Europe’s largest urban renewal projects.

This ambitious plan will expand the shopping centre to include 150 retail outlets, 50 restaurants, a cinema, and a hotel, alongside new residential areas.
Balancing urban convenience with natural escapes, Rookery Grove is surrounded by green spaces. Rushgroves Park is right on the doorstep, while Sunny Hill Park is a 14-minute cycle ride away, and the expansive Hampstead Heath is accessible by bus. Further afield, residents can reach Woodfield Park, Brent Reservoir, and Fryent Country Park with ease.

Transport links add to the development’s allure, with Hendon Central and Colindale stations on the Northern Line both within walking distance for swift commutes across London. Hendon Railway Station offers rapid connections to Central London, reaching St Pancras in just 20 minutes, and provides access to Luton and Gatwick airports in around an hour.

Rental prices for L&Q’s London Living Rent homes at Rookery Grove start from £1,084.86 per calendar month for a studio apartment, requiring a minimum single income of £37,080. Eligibility criteria apply, and interested parties are encouraged to enquire promptly given the high demand.
